By booking a stay at Tall Pines Garden ("The Garden Level"), you agree to the following terms and conditions. Please read carefully.
1. Booking & Payment
- All bookings are by private contract and require completion of our booking form.
- Stays are available for 31+ days only, with flexible month-to-month arrangements for qualified guests.
- Payment is due according to the terms outlined in your individual rental agreement.
- We accept electronic transfers, checks, and major credit cards.
2. Cancellation Policy
- Cancellation terms vary based on the length of your stay and are specified in your rental contract.
- Standard policy: 30 days notice required for full refund, 15 days notice for 50% refund.
- Security deposits are refundable pending inspection after checkout.
3. House Rules
- Quiet Hours: 10 PM - 8 AM. Please be considerate of neighbors and the main residence.
- Smoking Policy: We are a 420-friendly residence. All smoking (tobacco and cannabis) must be done in designated outdoor areas only. No smoking inside the suite.
- Pets: Pets are allowed with prior approval and an additional deposit. Pet waste must be cleaned up immediately.
- Guests: Registered guests only. Overnight visitors require advance approval.
- Parties: No parties or large gatherings. This is a residential property, not an event space.
4. Property Care
- Guests are responsible for maintaining the property in the same condition as upon arrival.
- Any damages beyond normal wear and tear will be deducted from the security deposit.
- Please report maintenance issues immediately so we can address them promptly.
- Do not alter, move, or remove any furnishings or fixtures.
5. Privacy & Access
- You have exclusive use of the Garden Level suite and designated outdoor areas.
- The property owner may access the unit with 24 hours notice except in emergencies.
- We respect your privacy and only enter when necessary for maintenance or inspections.
6. Liability
- Guests use the property at their own risk. We are not liable for injuries, accidents, or loss of personal property.
- Guests are responsible for their own belongings and any guests they invite.
- We maintain appropriate property insurance, but guests are encouraged to carry renters insurance.
7. Termination
We reserve the right to terminate a rental agreement immediately without refund if:
- House rules are repeatedly violated
- Illegal activities occur on the property
- Damage to the property is excessive or intentional
- Behavior threatens the safety or comfort of neighbors or property owners
8. Parking
- One designated parking spot is included with your rental.
- Additional vehicles must be approved in advance.
- No commercial vehicles, RVs, or trailers without prior permission.
9. Utilities & Amenities
- All utilities (water, electricity, internet, garbage) are included in rent.
- Please use resources responsibly.
- Report any utility issues immediately.
10. Communication
- We prefer to communicate via email or text for documentation purposes.
- Emergency contact information is provided upon check-in.
- We strive to respond to all inquiries within 24 hours.
