- Not a Short-Term Rental: Information provided on this site regarding amenities and local services is tailored to long-term tenants, not transient vacation guests.
- Inquiry Only: Submitting a request through this website constitutes a pre-tenancy inquiry. It does not create a landlord-tenant relationship until a formal lease agreement is signed by both parties.

Extended Stay Terms & Conditions

Disclaimer: We are not lawyers. Extended stays (30+ days) often fall under landlord-tenant laws rather than short-term vacation rental laws in Washington State. We recommend having a lawyer review your final lease agreement.
Minimum Stay Requirement: 31+ Nights
1. Nature of Occupancy
This property is exclusively offered for extended stays of thirty-one (31) consecutive nights or more. By booking this property, the Guest acknowledges that this rental is for residential dwelling purposes on a month-to-month or fixed-term basis, not for transient vacation lodging.
2. Occupancy & Guests
- Registered Tenants Only: The rental unit is to be occupied strictly by the persons listed on the rental agreement. Subletting or transferring the rental is strictly prohibited.
- Overnight Guests: Guests are permitted for short stays (up to 3 consecutive nights) with prior host notification. Extended unauthorized guests may result in lease termination.
3. The "Upstairs/Downstairs" Living Arrangement
- Noise Awareness: The Garden Suite is located on the lower level of our primary family residence. While we have sound-dampening measures in place, you may occasionally hear normal sounds of family life (including a toddler) from upstairs during daytime hours (7:00 AM – 8:00 PM).
- Quiet Hours: To ensure peace for both your household and ours, we observe quiet hours from 10:00 PM to 7:00 AM.
4. Booking & Payment
- All bookings require completion of our booking form and signing of a rental agreement.
- First month's rent plus security deposit due before move-in.
- Month-to-month arrangements available after initial term.
- Payment accepted via electronic transfer, check, or major credit cards.
5. Property Care & Maintenance
- Tenants responsible for maintaining the property in the same condition as upon arrival.
- Report maintenance issues immediately for prompt resolution.
- Normal wear and tear expected; damages beyond this will be deducted from security deposit.
- Do not alter, move, or remove any furnishings or fixtures.
6. Privacy & Access
- Tenants have exclusive use of the Garden Suite and designated outdoor areas.
- Property owners may access the unit with 24 hours notice except in emergencies.
- We respect your privacy and only enter when necessary for maintenance or required inspections.
7. Utilities & Services
- All utilities included: water, electricity, high-speed internet, garbage service.
- Please use resources responsibly.
- Hosts available 24/7 for maintenance or emergency issues.
8. Parking
- One dedicated off-street parking spot included.
- Visitor parking available with advance notice.
- No commercial vehicles, RVs, or trailers without prior permission.
